The premises you choose set your costs for years. We help you see every option and pick the right one.

Sourcing Commercial Premises For Tenants Across NZ
We Find Premises The Listing Portals Don't Show
We Act For You, Never The Landlord Or Their Agent
THE PROBLEM
Every listing you find online was placed by someone paid to fill that space for the landlord. The leasing agent works for the building owner. The portal shows you what's been listed, at the rent the landlord set. None of it is built to tell you whether the site is right for your business, or what it will really cost you over six years.
THE COST OF GETTING IT WRONG
Take a premises at $120,000 rent that looks fine on paper. Add an OPEX structure no one checked and the real occupancy cost lands near $168,000 a year. Over a six-year term, that's $288,000 you never planned for, on a site that might have been wrong from the start.
Then there's the cost that never shows up on an invoice. A location your customers can't reach. A space you outgrow by year two. A make-good bill waiting at the end. The wrong premises quietly caps what the business can become.
"Marcus found us options we never would have come across on our own, and made sure each one stacked up commercially before we got attached to it."
YOUR GUIDE
You look for premises a handful of times in the life of your business. The agents and portals do it every day, and they do it for the people who own the buildings. That gap is exactly why so many tenants end up in the wrong space on the wrong terms.
I've spent 20 years finding and securing commercial premises for tenants across New Zealand. I know how to read an OPEX schedule, where the off-market opportunities sit, and how to tell a good site from one that just looks good. I act for tenants only. Never landlords.

OUR APPROACH
A clear process that turns a vague property need into a confident decision, whether you're opening, relocating or expanding.
We build a premises brief with you: location and catchment, budget and occupancy cost target, operational needs and where the business is heading. That brief drives every decision after it.
We scan on-market listings, off-market opportunities and premises about to come available. Most of the right options never reach a portal, so we go looking for them.
We qualify each site on rent, OPEX, suitability and lease risk, then hand you a ranked shortlist with the real numbers. You choose with the full picture in front of you.
What We Weigh on Every Site
The headline rent tells you almost nothing about whether a premises is right. We work through everything that decides what it will cost you and how well it serves the business.
Whether the site reaches your customers, your staff and your suppliers, today and as you grow.
Rent plus OPEX or outgoings, worked out in full, so you compare sites on what they actually cost.
Whether the space, layout and zoning fit how your business actually operates day to day.
Condition, services, access and constraints that decide what the space can do and what it costs to run.
Term, renewal rights and break options that keep your options open to grow, restructure or move.
Sites that never reach a listing portal, surfaced through the market relationships portals don't have.

What Good Looks Like
Three real searches, and what the right premises delivered to the tenant's bottom line.
Off-market sites across the South Island, sourced and secured on more competitive terms than competitors, to extend a retail fuel network built over 70 years.
in rent or holding costs from signing the lease to opening day, on a prime suburban site chosen to the operator’s brief.
Who This Is For
Whether you're opening your first site, relocating before a lease ends, or adding premises to a growing network, the search comes down to the same thing: too many listings, not enough of the right information, and a clock running.
We work with franchise, retail, hospitality, office and service provider tenants, from a single location to a national network. If property isn't your core business but it's one of your largest costs, this is built for you.
The best time to bring us in is early, before you've fallen for one option and while the whole market is still open to you.
Common questions
No. Agents are paid by landlords to fill their buildings, so the more rent you pay, the better they've done their job. We're paid by you, the tenant. We never act for landlords and we never take a leasing fee from them, so our only job is finding the site that's right for your business.
You can, and it's worth a look. But the portals only show what's been listed, at the rent the landlord set. A large share of suitable premises are off-market or not yet advertised, and those are the ones you won't find on your own.
Yes, and this is often the best moment to bring us in. Before you commit, we assess whether the site is right and what it will really cost you over the term, while there's still room to move on price and terms.
Finding the site is the start of the job. Once we've shortlisted and you've chosen, we negotiate the lease for you as well, so the deal you sign matches the site you picked.
It depends on the scope, from a single search through to ongoing property support across a portfolio. We'll be clear about it on the first call, before you commit to anything.
